We collect 100% of the 1st Month Rent and 10% of rental collection fee
Once we receive money from your tenant we will disburse your check minus our 10%

MARKETING & TENANT PLACEMENT OF PROPERTY
Advertising and application processing for prospective tenants, procuring credit reports
Investigation of applicants (i.e. check job, personal and business references, etc…)
Selection and placement of tenant including lease preparation and move-in inspection
LANDLORD-TENANT LEGAL NOTICES
Preparation of all forms for action against tenants for non-payment or termination of tenancy, including complaint and summons through writ of execution for eviction
Notice to quit letters are $50.00 served directly to the tenant and this is billed to the tenant as a late fee
Flat fee to evict a tenant is $200.00 and must have power of attorney on property and/or property management agreement. Fees will vary for cases handled outside of Detroit
Only way the flat fee for evictions will increase is if a bailiff is needed. If that happens we must complete a writ and file with the court. The cost ranges from $70-$100. The bailiff then charges $300-$1300 depending on house size and materials that must be cleared. The good news is only 5% of tenants wait for the bailiff.
